KITCHEN RENOVATION

This kitchen renovation entailed gutting an entire room that previously wasn't a kitchen and installing plumbing, electrical, cabinetry, countertops, backsplash, cabinet lighting and flooring.

ROOM ADDITION

This was a rather large project which involved adding a room off the back of the homes second story. This design basically created an overhang that had to also be structurally supported. Client was extremely happy with the results and the additional living space provides the family a place to gather and talk about the days activities.

CREATIVE SOLUTIONS

There's relatively no job too small for Poquoson Construction to tackle and we guarantee the same level of care and professionalism no matter what the project. While working on a major renovation at this home, we noted that the driveway flooded with over 2" of water even in minor rain events. This was especially inconvenient for the owner as they parked in a detached garage and had to walk through that water to get to the house. We visualized this small flowerbed in the middle of large concrete driveways as our only drainage option. Here, we removed the plantings from the bed and relocated them. We then dug the dirt from this entire pie-shaped area down 2 feet and then dug two 20 foot deep dry wells and then back filled our hard work with river rock. That was the last day the owner had to take off her shoes to make it home at night.

BOTOX PROJECT

This job was described by the owners as a "Botox Project". They were looking to update the feel of the home with minimal capital outlay. We gutted and replaced a hall bathroom, painted the interior of the home, detailed the trim on the fireplace, installed crown molding, refaced the kitchen cabinets, installed granite countertops and new appliances, and installed a new roof on the rear of the home. We also repaired storm damage, re-mediated mold, and re-insulated the crawlspace at a later date.

MASTER BATH EXPANSION

This project involved doubling the size of the existing bathroom, adding a jacuzzi tub and installing a custom tiled shower enclosure. We also installed new granite countertops and matching granite bench, cabinets and sinks & faucets along with some mirrors. This renovation helped this home move off an otherwise slow moving market in record time.

Front Porch Renovation

Here we took an outdated enclosed porch and gave it a modern upgrade and opened it up giving the homeowner a nice welcome place to relax and enjoy some fresh air.

Bathroom Renovation

Complete bathroom renovation that entailed repairing rotting wood structural damage, installing custom tiled shower with frameless shower doors, tile floors and accent walls, new fixtures and painting. The client was so satisfied with the results of this renovation that she contracted us for a kitchen and sunroom renovation as well. In the kitchen we removed the existing sheet flooring and replaced them with a custom tile flooring. We did the same in the sunroom and in addition removed and replaced 4 extra large exterior sliding glass doors. The cost of the oversized doors was reduced by over $8,000 with our creative sidelight solution that allowed us to utilize standard sized doors.

MODERN UPDATE

This project entailed making floor plan modifications to take the home's "country" style home to a more "sleek and modern" design. The project included the installation of over 1,000 s/f of hardwood flooring, "opening up" the divided kitchen/living room layout, updating the kitchen with new hardwood flooring, custom glazed cabinetry, granite countertops, appliances and over a dozen lights fixtures. We also renovated a bathroom.

INVESTOR FLIP #1

Poquoson Construction supports several property investors who renovate dilapidated properties and preparing them for the market. This project entailed refinishing the hardwood floors, adding central heat and air, painting the interior and exterior, refinishing the galley kitchen, gutting and replacing the bathroom, adding a laundry room, building a custom porch, installing a new roof, installing a driveway and single car detached garage and countless other repairs and upgrades.

INVESTOR FLIP #2

This investors property was abandoned and used by transient squatters. This home had to be gutted to the studs on the interior to remove foul odor. From there, we removed a poorly built fireplace addition, added a front porch to the roof line, installed a new roof, repaired the brick exterior, installed all new windows, landscaped the exterior and added a privacy fence, added central heat and air conditioning, uncovered and refinished the hardwood floors, made minor floor plan modifications, a small addition to add a laundry room, 2 new bathrooms, and a new kitchen.

INVESTOR FLIP #3

This investors home was in good shape with one large flaw: it was an illegal duplex in an area zoned for single family homes. This house was divided into a 900 s.f. 1BR, 1BA and a 1,000 s.f. 2 BR, 1 BA with a shared laundry. This home was gutted to the studs, had all interior walls, wiring, and plumbing removed. Once the home was reduced to a "shell", a new floor plan was implemented making the home a 3 BR, 3 BA utilizing none of the original layout. A new kitchen and 3 new baths, new windows, siding, and roof, spray foam insulation, new hardwood floors, custom woodworking, and retro wet bar completed this project.

INVESTOR FLIP #4

This property sat vacant for 3 years due to financial woes prior to an investors purchase. This property benefited greatly from a 400 s.f. addition that was built on the rear where a screened porch once stood. To the existing house, we uncovered and refinished hardwood floors on both levels, added new sheetrock and paint throughout, added a laundry room (it was in the garage), created a first floor master suite, updated 3 bathrooms including 2 which doubled in size. Modifications to the kitchen included changes to the layout creating a new pass-through to the dining room, installation of GE profile appliances, solid bamboo countertops,the refacing of the cabinetry, addition of a pantry, new paint and tile floors. This property was subsequently purchased by a Poquoson Construction employee upon completion.

CUSTOM BEAMS

This project involved designing and building custom faux wood beams in the living room of this clients home. This in the homeowners words "transformed a nice family room into a showplace." In addition we matched the beam styling into a new fireplace finish that tied the room together.

SPACE EXPANSION

The goal of this project was to create more of an open floorplan between the kitchen and the 4 season porch as well as additional updates. We began by removing the large windows and door. We then reinforced and installed a large cased opening. In the kitchen we installed a custom bar cabinet to expand into the living space and updated all countertops with new SileStone. We then installed a laminate tile floor and finished off the project with a fresh coat of paint. The clients were very pleased with the final results and you'll find their testimonial on our website soon.
